  • The Regulatory Reform (Fire Safety) Order 2005 is the main fire safety legislation for Wales and England. It places duties on the Responsible Person to assess fire risk, put appropriate fire safety measures in place, and keep those measures under review, including fire doors where they fall within scope.

  • The Fire Safety Act 2021 clarified that, in multi-occupied residential buildings, the fire risk assessment must also consider the building’s structure, external walls, and flat entrance doors where they fall within scope. This helped remove uncertainty and made it clearer what Responsible Persons need to take into account.

  • Approved Document B provides Welsh Government guidance on meeting the fire safety requirements of the Building Regulations. It is a key reference point for fire safety in building work in Wales and should be read together with any relevant amendments and project-specific requirements.

  • In England, additional fire door checking duties apply in certain multi-occupied residential buildings above 11 metres. These include best-endeavour annual checks of flat entrance doors and quarterly checks of communal fire doors, alongside wider duties under the Fire Safety Order.

  • BS 8214:2016 is a code of practice for timber-based fire door assemblies. It is widely used as a technical reference for installation, inspection, maintenance and remedial work, helping support good practice where fire door assemblies are being specified, worked on or reviewed.

  • BS 476-22 is a British Standard covering methods for determining the fire resistance of non-loadbearing elements of construction, including doorsets. In practice, it sits behind fire-resistance test evidence and should be understood as a testing standard rather than a site installation guide.

  • A fire door is designed to help resist the spread of fire and smoke and should remain in efficient working order and good repair. Unlike a regular door, it forms part of the building’s fire protection measures and depends on suitable components and maintenance to remain fit for purpose.

  • Fire door compliance depends on whether the door remains adequate to address fire risk and whether key components are in good condition and working order. A professional inspection checks for visible damage, the condition of seals, gaps, hinges and self-closing devices, and identifies defects or issues that may require remedial work.

  • Inspection frequency depends on the type of building, how the doors are used, and the applicable fire safety duties. In many settings, fire doors should be checked at suitable intervals, with more frequent checks in high-use areas. In some residential buildings, specific legal inspection requirements may also apply.

  • In most buildings, responsibility for fire door compliance sits with the Responsible Person, usually the owner, landlord, employer or managing agent with control over the premises. Their duties include assessing fire risk, maintaining fire safety measures, and ensuring fire doors are properly managed and checked where required.

  • Not always. Fire door work should only be carried out by a competent person with the right fire door knowledge, training and experience. General carpentry experience on its own may not be enough, as fire doors depend on correct installation, compatible components, and appropriate remedial work to perform as intended. Competent fire door work often begins with checking the manufacturer’s instructions and any available supporting evidence before action is taken.

  • Non-compliance can create serious safety risks and may lead to enforcement action, notices, fines, prosecution or other legal consequences, depending on the circumstances. A professional inspection can identify defects, highlight any remedial work needed and help the Responsible Person manage fire safety duties more effectively.
